Valuation Services

Bank and secured lending valuations
We are panel valuers to most high street banks and a number of other lending institutions including some overseas banks and sub-prime operators. As well as operating in the traditional office, retail, industrial and residential markets, we have specific expertise within the communal, charitable and ecclesiastical sector and also within motor trade including petrol filling stations.

Expert Witness Reports
Valuation reports are also prepared for litigation or quasi-litigation purposes including matrimonial and similar disputes. Such reports are prepared in accordance with RICS and CPR 35 rules by surveyors experienced and trained in the production of such reports. Gareth Kreike is a member of the RICS Expert Witness Registration Scheme.

Similar reports are prepared for Probate and Inheritance Tax purposes and similar matters and we will negotiate with the District Valuer to ensure the best outcome for the client.

Business Rates Appeals
We make appeals for the reduction of Rateable Values and negotiate with the Valuation Office for the best terms, as well as advising if an appeal is appropriate.

CPO Negotiations
Local Authorities are increasingly seeking to purchase properties by negotiation but in line with compulsory purchase terms, including the payment of the vendors fees. We regularly act on behalf of claimants against the council in such matters.

Landlord & Tenant

Rent Reviews & Lease Renewals
We regularly act on behalf of landlords and tenants in the implementation and negotiation of rent reviews and lease renewals, across a wide range of property sectors.

Schedules of Condition and Dilapidation
Taking a lease of a second hand building can require assuming onerous repairing obligations, so we recommend the preparation of a Schedule of Condition to be attached to the lease. The spending of a relatively modest sum at the beginning of the lease can save a great more at the end.

When a lease is expiring a Schedule of Dilapidation records the condition of the property and can assist both landlord and tenant to negotiate an appropriate resolution to any claim for non-compliance with the repairing obligations in the lease.

We can also serve interim schedules and Repair Notices.

Property Management & Rent Collection

We have recently installed a new computerised management accounting and rent collection system which can send out automatic rent demands, deal with service charges, VAT and other outgoings from single properties to large portfolios, with the ability to tailor to individual client needs. The system enables us to be compliant with the current legislation and RICS rules of conduct.

Land & Building Surveys etc

Building Surveys
When acquiring a property it is more than useful to know if there are any defects which are not apparent to the layman. We carry out Building Surveys to assist the purchaser in their negotiations. We can arrange for these to be carried out at the same time as a valuation.

Land Surveys & Boundary Disputes
Using sophisticated GPS field stations and on-line Ordnance Survey data we can prepare highly accurate plans of buildings and plots. This is particularly useful when a boundary dispute requires a determination to within centimetres but the deed plans are old and frequently approximate at best.

Following a detailed inspection, we prepare expert witness reports which are compliant with the RICS and CPR35 rules.

Party Wall Act
When carrying out any form of building work on or near a boundary, the neighbour must be protected. We act for both developers, home owners building an extension and those on the other side, to ensure that any potential disputes are nipped in the bud before they get out of hand.

Building Insurance Valuations
You must ensure that your property is insured for the correct amount otherwise insurers will not pay out a claim in full. Also, it is a waste of money to insure a building for more than it would cost to rebuild. We prepare accurate Insurance Reinstatement Cost valuations based upon the latest BCIS figures. Remember that build costs can fall as well as rise, so a standard inflation linked increase in sum insured does need to be checked regularly for accuracy.

Agency – Sales, Lettings and Acquisitions

Acting on behalf of clients, we acquire, lease and or dispose of properties on a regular basis, and can act in more specialist areas such as petrol stations and religious/charitable/communal properties.
